It's the Wednesday Update...

Bringing newcomers up to date, several years ago a couple built a house in Southern New Jersey hoping to make some extra cash and the implosion of the market has sucked them deep into a loss. To get out from under they came to me for advice and after lowering the price considerably an auction has now been scheduled for April 19th.

There are almost no auctions of houses on the South Jersey Shore. Until now. A beautiful four bedroom home with executive appointments throughout that was once listed for over eight hundred and fifty thousand dollars will probably garner a bid of just over four hundred thousand dollars in two weeks.

Brokers ignore auctions. I have been relentless in making sure every Real Estate Brokerage office in Cape May County is aware of this event. A rather prominent auction company from Philadelphia has been engaged to conduct the sale. Newspaper ads have been placed. Picture Postcards ordered and mailed out this week. I will be sending out another letter (my third) to every Broker again this week.

An Open House will be held there on Friday, April 11th.

Now let me take the balance of this post to tell you about other things. I spoke at the University of Wisconsin in Milwaukee last week and the follow up emails have been great. There is an upcoming meeting at Frostburg State University on April 15th and then I drive half the night back to Baltimore, fly out to Minnesota at 6:00AM on the 16th and drive to St. Cloud University for two meetings at 12:00 Noon and 4:00PM. Sometimes your opportunities are bunched together and although I was offered the alternative of coming to St. Cloud in the Fall semester, I took the gig and hope to have them invite me back again for the Fall slot.

You can’t always pick your spots, sometimes they pick you. But success breeds success so if more talks lead to more talks then I will take any where I can find transportation to get me there on time. Do you push yourself like that, or let yourself operate at half speed. A light switch is either ON or OFF, unless you have a dimmer switch, which I don’t.
